As early as in the planning phase, ECE’s approach to leasing retail space in its inner-city shopping centres involves the preparation of a sector and tenant mix tailored to the specific location. The stores in the shopping centre, from start-ups to international chains, complement the range of products and services available in the city and act as a new magnet for visitors from surrounding and further afield. The concept is reviewed and improved on an ongoing basis to respond to the latest developments in the retail sector. An important part of ECE’s concept is our differentiated rental system. It is clear, that a food outlet cannot pay as much rent as a jeweller. Our tenants, therefore, pay rents that are tailored to the sector and financial strength of the individual business. In contrast, individual owners and property agents are typically only interested in charging the highest possible rent for their stores. The negative result is that entire sectors begin to disappear from city centres. We are committed to reversing this trend!
